Each step in the design process is lead by Ken Pieper and addressed by multi-talented design and AutoCAD graphics professionals who have years of experience. The team is completed with you and your participation. We welcome participation by your chosen builder, or we will assist in the selection of your building team or other professionals to further enhance your home’s final outcome.

Each construction company approaches the issue in a different way. KPA starts the bidding process in the Design phase. Our first estimation is based on a regional formulary guideline.

This has been time tested on a national level and creates a preliminary expectation for each client. Our second estimate is completed at the Design Development phase of the architectural documents and pass on historical data from KPA construction history. When the architectural documents are completed we ask for several subcontractors and suppliers to determine what each of them believe would be the cost to complete their task for the home. Our final construction cost in many cases is an on going process during construction to achieve, for our client, the most cost effective price for the project. We believe that these steps are critical in achieving and maintaining the cost of a home and the level of trust our client deserves.

Step One: Initial consultation and entering your thoughts in a thorough questionnaire to document your preferences and lifestyle needs.

Comprehensive Site Analysis
· Determines best position for home
· Studies unique aspects of your site
· Develop detailed coordinates for views
Step Three: Conceptual Drawings
· Floorplans and elevations sketched
· Sketches are based on your input and our expertise
· First step in fine-tuning your dreams
Step Four: Design and Construction Development
· Technical documentation prepared on AutoCAD
· Includes all specifications and details needed for construction
· KPA collaborates with your builder, interior designer, etc.
Step Five: Structural Documentation
· structural engineering integrated into plans
· Ensures all structural members needed for quality construction are included

Step Six: The Final Product
· Complete, thorough and detailed plans are presented
· Plans for bidding process and securing permit provided
· Building can begin
