How do you start the design of my home?
Ken Pieper meets with you in person to get to know you and your needs. He also studies any
clippings or photos you have to determine your style preferences. Ken also visits your site to
truly understand the environment that will surround your home.

Who will design my home?
Ken Pieper is the designer of your home. Ken is then supported by a team of technical professionals
in terms of drafting and structural aspects. We do not assign you to another designer.

How do you charge for a custom design?
We base pricing on the square footage of a project and the level of detail required for your plans.
After calculating the time we’ll spend on your home, we can provide you with either a fixed price
or time & materials proposal.

How long does it take to design a custom home?
The length of time varies depending on the square footage of your project and the level of detail required
in the plans. We provide time estimates on a case by case basis.

What do you do differently in a remodel project?
Although we create a design in the same way as a custom home (getting to know our clients and their
design needs), we add a few steps for a remodel. Some of those include: measurements taken of the
existing structure to ensure accurate connections; considerations for changes to the remaining structure;
resale value calculation for the combined structure, etc.

What items do you need from me to create artwork?

For a rendered elevation of your plan, please send us the front and side elevations, the floor plans and
roof plan if it is available. For rendered floor plans, we only need the floor plans. For a sitemap, please
send a plat map and if available, a landscape plan.

If you have chosen a computer generated rendering, floor plan, or site map you will need to send us the
above items as AutoCAD files in either .dwg or .dxf format. If the AutoCAD files are not accessible,
we will create computer artwork for an additional fee.

If you have chosen one of our hand drawn series for your renderings or floor plans we would prefer to
have hard-copy prints in ¼” scale, however 1/8” scale is also acceptable.

What do I receive when the artwork is finalized?

Hand drawn artwork: When black and white artwork is ordered, an 8 ½” x 11” copy will be provided.
When color artwork is purchased, the original color artwork will be provided. When black-line,
colorwashed artwork is ordered, black and white prints can be included at no additional charge when
requested. Digital files of the artwork can be produced for an additional fee.

Computer generated artwork: Digital files, in client specified format, will be provided and delivered either
via e-mail or on disk. When requested, black and white prints will be included at no additional charge.
Color prints will be provided at an additional fee.

What is your turn-around time?

We strive to keep the turn-around time at 15 working days from the time we receive all necessary
items. Due to scheduling constraints, there may be instances when your artwork is later, but there
may be instances when you artwork is completed ahead of schedule. Please understand that our
“normal” turn-around time does not include client proofing. If a client delays the proofing process,
the final artwork will also be delayed.

Can I have an existing rendering colorized?

We are happy to add color to a rendering that we have already created for you. If you have an
existing rendering that was created by another artist, we can add color only if we are supplied
with either the original artwork or a high resolution copy or high resolution digital file.

How much does a rendering cost?

Because there are many variables to our pricing structure, each rendering needs to be priced

Can you create a brochure or fly sheet using the artwork you created for me?

Yes. We can work with an existing template or create something new! Please contact our

How does the billing work and what type of payments do you accept?

For first time clients, the first job will be billed C.O.D unless other arrangements have been made
in advance. For regular clients, invoices are sent with the completed artwork and due upon receipt.
All orders over $1,500.00 will be invoiced for a 50% deposit once the job is accepted.

We accept VISA, Master Card and Discover as well as personal or company checks.
